  • Insist on a fixed price, rather than one based on day rates. Ask for a thorough breakdown of costs that highlights labour and materials for the project.
  • Sign a contract with your builder. Use the Joint Contract Tribunal’s homeowner or Minor Works contracts, depending on the size of the job. They’re available for £28.40 and £33.40, from www.jctltd.co.uk.
  • Unless you have plenty of time and experience, it may be worth while hiring a project manager to oversee the works. Expect to pay 10% of the total build cost.
  • Always set aside a contingency sum of between 10-15% of the contract sum. Extra changes aren’t necessarily a rip-off – they’re often caused by problems that surface midway.
  • When the works are completed, withhold a retention sum of 2.5% to 5% of the final contract sum. Don’t keep calling your builder about every crack or faulty switch, instead wait a month or two, then get them back to sort out all of the snagging issues in one go.
  • Only pay the final retention sum once EVERYTHING is completed!
